Virginia "Ginger" A. Davis is the Head of the Washington, D.C. Real Estate Practice and concentrates her practice in the area of commercial real estate finance, representing real estate investment trusts, commercial banks, finance companies and other institutional and non-institutional lenders. In addition to mortgage facilities (construction, development, permanent, conduit, subordinate and leasehold) and mezzanine loans, Ms. Davis handles sophisticated participation, co-lender and other intercreditor relationships and tax-exempt bond financings. The underlying real property assets are located throughout the United States and include hotel, office, retail, condo, condo-hotel, multifamily, mixed-use and residential and commercial land.
Ms. Davis also has significant experience with historic and low-income housing tax credit transactions (including bond financings), and in handling mortgage pool transactions as well as single asset and portfolio acquisitions and dispositions. She has been extensively involved in loan workouts, restructurings, enforcement proceedings (including foreclosures) and conveyances in lieu of foreclosure on behalf of commercial lenders, and is a member of the firm’s Distressed Asset Team.
Ms. Davis's representative transactions include the following:
- Letter of credit issuance to back tax-exempt bonds on construction loans for multiple projects in New York City (as lead lender and participant).
- Senior mortgage loan for historic rehabilitation of hotel with 12 subordinate capital sources, including historic tax credits, brownfield single business tax credits and a conservation easement.
- Over 100 privately placed tax-exempt bond financing involving low-income housing tax credit equity.
- Co-senior mortgage loan for construction of flagged condo-hotel.
- Warehouse line for real estate investment trust.
- Disposition of portfolio of 32 properties in eight jurisdictions leased to auto dealerships.
- Co-senior mortgage loan and mezzanine loan for construction of condominium project.
- Mortgage loan on co-op conversion.
- Leasehold mortgage loans on ground-lease properties.
- Mortgage loan for development of residential land with golf course.
Ms. Davis obtained her B.A. from Auburn University

, and her J.D. from Harvard Law School, where she was executive editor of the
Journal of Law and Public Policy. She is a member of the District of Columbia Bar Association, the American Bar Association and the Mortgage Bankers Association.
