Marcia W. Sullivan concentrates her practice on commercial real estate finance for commercial banks, insurance companies, finance companies and other lenders. She has been involved in complex financing for a variety of projects across the nation—shopping centers, hotels, office buildings, build-to-suit, apartments and for-sale residential. In addition, Ms. Sullivan has represented lenders and investors in unsecured and secured lines of credit, permanent financing, mezzanine financing, workouts and foreclosures.

Ms. Sullivan also has represented lenders, investors, trustees and borrowers in loan securitizations and derivative investments, such as tax-exempt municipal bonds, as well as in portfolio transactions and structured finance. In conjunction with real estate financing, she represents lenders in loan participations and co-lender arrangements. In addition to her work in commercial real estate finance, Ms. Sullivan regularly represents developers and investors in real estate acquisitions and divestitures, development, leasing and financing.

Recent transactions in which Ms. Sullivan has participated include:
  • acquisition of over $11 billion commercial mortgage loan portfolio, including purchase money financing;
  • $220 million multi-state financing of over 200 properties;
  • structuring, acquisition and sale of participation interests in various loans;
  • sales of nonperforming loans and properties, including short sales; and
  • workouts and foreclosures.

Ms. Sullivan has been listed in Chambers USA: America's Leading Lawyers for Business (2006–2007) in the area of real estate, Chicago magazine as a Top 50 Female Super Lawyer, Illinois Super Lawyers (2005–2012) and The Best Lawyers in America (2008–2012). Among Ms. Sullivan’s industry activities are her service for two years as president of the Chicago Real Estate Education Initiative and her active membership or involvement in groups such as Commercial Real Estate Executive Women (CREW) of Chicago, the American Land Title Association Lenders’ Counsel Group and the American College of Mortgage Attorneys. She served as president of CREW in 2001, following her term as vice president in 2000 and vice president of programs in 1999. Ms. Sullivan also co-chaired the 13th National Forum for Women Corporate Counsel.

Ms. Sullivan has recently been a member of the Editorial Advisory Board of Metro Chicago Real Estate Magazine. A frequent speaker at real estate industry conferences, she also has served as an adjunct professor at Chicago-Kent College of Law.

Ms. Sullivan graduated Phi Beta Kappa from DePauw University in 1972 and received her Juris Doctor degree from the Indiana University School of Law, where she was an associate editor of the Indiana Law Review.
